Last updated 26 May, 2026

The Hilton Hotel franchise is set to bring its signature luxury experience to Adelaide’s East End, strengthening tourism and adding to the vibrant hospitality offering of one of the CBD’s most dynamic precincts.

Scheduled to open in 2031, the development marks Hilton’s return to the South Australian market following the closure of its Victoria Square flagship hotel, which will conclude its 44-year operation in July 2026.

From July, the former hotel will be rebranded under the Amora Hotel & Resorts franchise after undergoing a $73 million transformation and refurbishment.

The new East End Hilton will be delivered through a landmark franchise agreement between Auriga Investments and Trilogy Hotels.

Located just a few blocks away from the original Hilton site, the new development will begin its new chapter at 299 Pirie Street.

The 251-room hotel and its premium amenities will form part of the Arcadia mixed-used development - a striking 27-storey tower that will also feature exclusive residential living apartments, premium dining experiences and contemporary meeting facilities.

Positioned only a kilometer away from Rundle Mall and the East End’s renowned entertainment precincts, the hotel will place visitors in the heart of luxury amongst Adelaide’s thriving CBD.

Guests will enjoy spacious, modern rooms alongside a recreation deck, diverse dining and bar options, a fitness centre and pool – all designed to capture the ambiance, sophistication and lifestyle of Adelaide’s city-living.

Surrounded by some of Adelaide’s most celebrated cultural attractions and business hubs, the hotel will offer travelers a seamless blend of business and leisure.

The return of the Hilton brand to Adelaide represents an exciting milestone for the city’s visitor economy, helping to strengthen Adelaide’s position as a vibrant, year‑round destination boasting a program of events and diverse cultural calendar.

The development also reflects signification long-term investment confidence in the city and a shared commitment to creating a destination that enhances Adelaide’s global appeal while contributing to the continued growth and activation of the city.
